METHOD OF SALE: Beckort Auctions, LLC will offer this property at public auction on June 7, 2008. The property will be offered as one total unit, in combinations or in tracts, whichever results in the highest bid. Each bid shall constitute an offer to purchase, and the final bid shall constitute a binding contract between the Buyer(s) and the Seller(s). The auctioneer will settle any disputes as to bids, and his decision will be final.
DOWN PAYMENT: Ten percent (10%) per tract (non-refundable) down payment due day of auction, with balance due within 30 days at closing. The down payment may be made in the form of cash, cashier’s check, personal check, or corporate check. Your bidding is not conditional upon financing.
ACCEPTANCE OF BID PRICES: The real estate will be sold to the highest bidder-regardless of price! The successful bidder will be required to enter into a purchase agreement at the auction site immediately following the close of the auction.
ABSENTEE BIDDING: Confidential absentee buyer registration is available upon prior arrangements with Auction Company.
CLOSING: The balance of the purchase price is due at closing, which will take place within 30 days of auction. The Seller(s) have the choice to extend this date if necessary.
DEED: The Seller(s) will provide a Personal Representative’s Deed at closing.
EVIDENCE OF TITLE: The Seller(s) have had Title Searches performed prior to auction, which are available upon request.
POSSESSION: Possession at closing.
GAS/MINERAL RIGHTS: All mineral rights owned by the Seller(s) will be conveyed to the Purchaser(s).
ACREAGE: All tract acreages, dimensions and proposed boundaries have been estimated based on current legal descriptions, title searches, and the current survey performed by Paul Primavera & Assoc.
EASEMENTS: The sale of this property is subject to any and all easements or record.
