The Circle DJ Ranch is a 2,200+ acre ranch located in Alamosa County, Colorado. The auction will include twenty 40+ acre parcels with eight of them selling at ABSOLUTE AUCTION. The unconfined acquifer is the one most domestic wells tap into and is from 40’ to approximately 80’ deep. Permits for a domestic use well in the conconfined acquifer are about $100 and are given as a matter of right for parcels 35 acres and larger. The average cost of a well is around $3,000 for drilling and casing. These types of wells can be used for domestic water for up to three homes, all livestock needs, and irrigation of up to an acre of land. Some of the parcels in the ranch already have wells in place.

AUCTION REGISTRATION: To bid at the auction, you must register and receive a bid number. Certified funds in the amount of $5,000 per tract, made payable to the bidder, is required to bid.
PROPERTY INSPECTION: The property is available for viewing May 24-31, 2008 from 10:00 a.m. until 5:00 p.m. daily.
TERMS: A ten percent (10%) down payment will be due immediately after being declared the Buyer of the real estate. The certified fund amount of $5,000 will be included in the down payment. Balance due at closing within 30 days.
